WHO WE HELP

Developers & project owners
Protect commercial outcomes with clear numbers, clean contracts, and disciplined cost control across every stage of a development.
Business owners delivering new commercial projects
Structured cost and contract clarity for new commercial spaces, extensions, and specialist commercial requirements with predictable outcomes and no surprises.
Architects
Accurate cost guidance from concept to tender that keeps designs aligned with budget and reduces costly redesigns.
We protect your commercial position, not someone else’s interests.

WHY IT MATTERS

Projects blow their budgets because cost controls aren’t built in early enough.
We step in early with fixed-scope QS support, keeping the numbers real and the delivery team aligned.
When the numbers are real:
Budgets hold
Relationships stay strong
Projects stay on track
Outcome: confidence in the numbers. Control of the outcome.

CAPSULES THAT PROTECT YOUR PROJECT

Fixed-scope. Fixed-fee. Delivered without drama.

Each Capsule is a fixed-fee QS service matched to your project stage — before, during, or after delivery.

Feasibility CapsuleIndependent clarity on whether your project should proceed — and on what basis.
Before design or procurement begins, we sense-check costs, risks, and assumptions to confirm whether the project is commercially sound or needs to be reshaped before you lock anything in.
Early cost expectations
Key cost drivers and constraints
Recommendation to proceed, refine, or rethink
Outcome: a confident go/no-go decision before you spend on design.

Cost Certainty CapsuleClarity on what your project is likely to cost — and what could change.
Before contracts are signed or prices are locked in, we sense-check cost plans, allowances, and assumptions to confirm whether the budget is realistic or where adjustments are needed before you commit.
Reality-check budgets with independent QS review
Spot risks early, while they’re still cheap to fix
Lock in scope clarity before tendering
Strengthen your negotiating power and commercial position
Outcome: confident budgeting, fewer surprises, and a project that starts on solid ground.

Tender & Contract Defence CapsuleIndependent clarity on what you are committing to — before you sign.
Before tenders are accepted or contracts are executed, we review pricing, scope alignment, and key commercial terms to confirm whether the position is robust or where risk needs to be addressed before anything is locked in.
Evaluate tenders for clarity, compliance, and real value
Expose commercial risks hidden in contract terms
Make sure scope and pricing align with no gaps and no assumptions
Outcome: a contract that protects your budget from day one.

Payment Assurance CapsuleClarity on what should be paid — and what shouldn’t.
Before progress payments or final amounts are certified, we sense-check claims against the agreed scope, rates, and contract position to confirm whether they are reasonable or where adjustments are needed before payment is made.
Independent verification of progress claims
Check quantities, compliance, and workmanship quality
Prevent overpayment and protect project cashflow
Outcome: you pay the right amount at the right time.

WHEN THIS HAPPENS

You don’t need a full-time QS. You usually just need clarity at the right moment.
We do not provide ongoing monthly QS admin or embedded project control — our work is designed to be short, scoped and impactful.
Left unchecked, these moments are where projects quietly lose money, lock in risk, or create disputes that didn’t need to exist.QS Concept is typically brought in when: You’re about to commit to a project, contract, or major spend — and want to be confident it stacks up
The numbers look fine on paper, but something doesn’t quite feel right
A budget, tender, or contract has been prepared by others and you want it checked independently
You’re being asked to approve a payment or variation and want to confirm what’s reasonable and what isn’t
A project is moving forward, but key assumptions were made early and haven’t been properly tested
Clients also engage us early, before design or procurement spend, to check key assumptions and cost exposure before major commitments are made. These are decision points — not administration tasks. That’s where we add value.

WHAT THIS LOOKS LIKE IN PRACTICE

Example 1 – Pre-contract / feasibilitySituation
A client was considering proceeding with a commercial development based on early feasibility numbers prepared by others.
What we checked
High-level quantities, allowances, and key assumptions — including site-specific factors that hadn’t been fully considered at feasibility stage.
Outcome
The project was reshaped early after identifying that traffic management requirements, driven by the site location and current road works, had been underestimated. This avoided committing to a budget that didn’t reflect the actual construction environment and gave the client a clearer basis to proceed with confidence.

Example 2 – Tender / contractSituation
A client was preparing to accept a preferred tender and enter into contract on the basis that the pricing appeared competitive and aligned with budget expectations.
What we checked
Tender assumptions, scope alignment, exclusions, and key commercial terms to test whether the pricing and risk allocation genuinely reflected what was being committed to.
Outcome
Several scope and assumption gaps were identified before signing, allowing the client to address risk and clarify responsibility upfront rather than absorbing cost pressure later in the project.

Example 3 – Payment / variationSituation
A client was asked to approve a progress payment that included variations and allowances that were not clearly supported.
What we checked
Entitlement, quantities, and rates against the agreed scope and contract position before payment was made.
Outcome
The payment position was clarified before money moved, reducing the risk of overpayment and avoiding unnecessary dispute later.
